5/07/2008 Positive signs in Las Vegas housing. April data is starting show that single-family inventory is steady and sales for single family homes jumped nearly 20% up from March and 30% from April of 2007. April stats for resal and new homes represent the fourth consecutive monthly increase. More realestate numbers have yet to be published. The median price of a single family home declined 3 percent from March to $235,875 which represents a drop 0f 22.7 percent from a year ago.
4/18/08 Real estate is well below (20%-50%) their original purchase prices. Now is a great time to make your real estate purchase in Las Vegas because the buyers market will not get any better than what we have today. Also make sure you take a Realtor with you when you visit new homes, resale homes and foreclosure home auctions. New custom home and luxury high-rise condos developers are offering great buyer incentives and the focus is beginning to fixate on just the real estate price. Prices casnnot get much lower because homes are selling than what it would cost to build them.
Banl owned auction properties short-sales did contribute to the decline in median home prices.
You can always do better than when you have an experienced Realtor to assist you. The services of a buyer agent in Nevada are free for the buyer. The new project prices will never be raised because you have a Realtor standing beside you. You would be surprised how many new property buyers have called us for advise after the market headed South and they now have issues. Their problems dealt with issues that we cannot help them with - since we were not involved in the original purchase transaction.
4/01/2008 We have the closing bid results for property sold at the latest bank owned foreclosures auction. Closing bids for each property can be arranged by zip codes in Las Vegas, North Las Vegas, Henderson, and Summerlin. There were homes and condos that neted out at prices less than $60 - $80/psf.
You can also buy a new home, a new home resale (thousands below original purchase prices), and homes that can be sold before auction day. Investors can make quick money profits when you buy is right.

There is only one Las Vegas and this market will go back up again - and reversal time may be sooner than we think. There have been two recent positive market signs for the Las Vegas valley which will be confirmed after future market numbers have been gathered, analyzed and interpreted.
